I am quite surprised to hear Reno is higher than Vegas.

We have less desirable land than Vegas. They have flat land to the east and south. There is no flat land in any direction in Reno. The nearest open private land is playa. Do you know what that is?

It means beach in meskin. In nevadan, I believe it refers to an of-colored desert. 

I get that building in the desert is cheaper - but COME ON. Those are some high **** rents for a cold mother **** like Reno. Who can afford that? Miners? What about casino help, waitrons, valets, bell hops - can they afford that ****, in such a seasonal city?

Playa around here is the ultra-fine, alkaline dust with an underbelly of soft mud (yes, insert tasteless joke here).With playa comes your house having a layer of fine white dust everywhere, the folds of skin on your body being filled with fine white dust, and there being little to no vegetation. Yes, the nevada desert is bleak but the playa takes it to a whole new level. Couple that with these places being 25 to 40 miles away from the metro area and most choose not to live there. If you have driven from Idaho/Utah into Reno.. it is not snow on the ground but playa dust

As for why it is so expensive, it comes down to being 8 to 15 miles from the CA state line.

1. Remote workers from CA come here along with the much hated CA public sector retiree can afford this.
2. the 1038 exchange enables folks in CA to invest in real estate elsewhere. The overwhelming majority of the owners of these apartments are SF-based where rents are much higher.

The rest of the Bay Area does essentially the same. They're bottled up in East Palo Alto which, like hunter's point, has limited (and controlled) ingress and egress - an open air prison.

BTW.. I have an uncle named Jack Hiatt who was a back up catcher back then He hit his first MLB HR off of Koufax...imagine that. He got to catch Marichal, Perry, Ray Sadecki and Mike McCormick, He had an epic clubhouse boxing match with old man RP  Don McMahon too. He also had an epic first 2 weeks of his MLB career where he looked like he was going to be a HOFer...[but eventually cooled off after the adrenaline wore off]

Though Nevada is California's eastern neighbor and Los Angeles sits on the Pacific Coast, Reno is farther west than Los Angeles. Reno is located at 119°49' West, while Los Angeles is located at 118°14' West.

Well, that is pretty messed up. You're way the hell up in the mountains, the weather sucks, the roads suck harder, you've got God's own dandruff filling your backyard, you're californicated, the jobs mostly suck, and rents are high. I guess being half an hour from the capitol would be another reason rents are high. Probably a lot of commuters. Reno is a freaking bedroom community - with a season, FFS.

Carson City's rents are less but the stick built homes are way more expensive. That is mainly due to "historic preservation districts" and BLM (Bureau of Land Management). 

No offense to my current state of residence but yes.. it is mostly a bedroom community. Reno is the bedroom community of Sacramento, Monterey, and SF while LV is the bedroom community for SoCal. Only when you get to the eastern 1/3 is this not true. 

I like the weather in Reno for the most part. I do laugh until it hurts every January when folks freak out about 1/2 inch of snow. In Reno, it melts the next day in most years. It is not that big of a deal.

Yes, the stretch on interstate 80 from Reno to Sacramento from Dec. to April is a bitch. A lot of places get snow but few get the snow and have the incline, the wind, and volume of commercial traffic coupled with it. 

They generally do not do it daily but make the trip once or twice a week. Still, no thank you. I commute to Carson City 5 days a week and I am about tired of that after 8.5 years (about 30 miles one way or 45 minutes with traffic).
