There is no one thing almost everyone needs to qualify for a mortgage.  However, having just gone through the process for the home we built, I can tell you the potential lenders we dealt with wanted excellent credit, sufficient income and/or liquid asset for closing (including down payment) and meeting monthly payments, stability with employer(s) and the appropriate collateral.  Now, they asked (in my opinion) a lot of stupid questions, requested documentation of some stupid things and sourced almost every asset we had multiple times.  We ended up having to provide 50 separate documents (some as many as three times).

Now...your point?

I did answer the question...as much as anyone can.  You may not understand or like the answer, but that's a you problem...not a me problem.

In your post that I quoted, the ONLY question was "What does almost everyone need to qualify for a mortgage?"  There is nobody who knows what "almost everyone needs" and (other than collateral) there is no one thing that almost every potential lender will demand related to every mortgage application.  All anyone can do is answer with the conditions they (and people close to them) had to meet.  Even if someone here is in the lending business, they can only answer what their company (and those they have worked with) request.

It is a little humorous seeing you unable to follow your own line of thought.

As I said in a subsequent post, other than collateral, there is no one thing everyone needs.  You don't even need to be employed or earning a salary to qualify for a mortgage.  Think about that one for a while.
