Hopefully you remember and realize the inflation numbers you see reported are "year over year".  Last year, the rate of inflation was at a generational high rate...so compared to prices after they went up A LOT last year, they aren't going up as fast this year. Not really something to brag about (IMO) but also not something most people are going to think about enough to figure out...and you can bet your *** the media is not going to mention it.  A few months ago I saw an article that showed most things that cost $1 to buy this year cost $0.85 to buy two years ago.  I'll have to see if I can find that again.

Yes...collateral.  I guess you could also say they will require you to have the ability to repay...but that's every loan, not just a mortgage.  You don't necessarily need an income.

Yep...close the week before Thanksgiving.  Hopefully the rates with drop enough next year (they almost always go down during an election year) for us to refinance.  We plan on having the mortgage only a few years...so if they don't it's no big deal.
