Came across this article this morning with some stats:

"The net worth of homeowners vs. renters will shock youAccording to the Federal Reserve, homeowners had a median net worth of $396,200 in 2022 and a mean net worth of $1,530,900 (which obviously has been driven up by some very wealthy people). Renters, on the other hand, have a median net worth of just $10,400 and a mean net worth of $154,900. This is a very small fraction of the wealth that homeowners have."
I’m not opposed to the idea of home ownership.

The part I scowl at is when people say they bought a house and the house appreciated so much etc. when in fact the house was for upgrading your lifestyle (consumption). If you just analyze it from a pure financial POV it’s not impressive.

Regarding your quoted stat it’s because wealthier people naturally want to own at least one house. Owning a house isn’t why they are wealthier. They own a business, have higher paying jobs, etc. compared to renters.

What coverage don't you want? if you OWN your house outright, you can insure it however you want.

If you own your house then drop the liability, switch from RC to ACV. It will drop your personal property value down, but all your possessions will be covered. Having a narrative video to document your possessions and schedule any expensive items over $2500 with written estimates from an appraiser will help you to recover as much in value as you can. Don't add medical or drop the min coverage to $1000. That is a couple $$$ a year in premium.

Just for fire. Don't need flood, windstorm, theft, etc. Can I just get fire coverage?

Why would you scowl at someone getting a little equity boost on their home? If you have had the pleasure of paying federal taxes in the 22-24% brackets you know that home saves you 10's of thousands of dollars over time. And with a little luck have the value of the home double or more as many homes have over the last decade. Our last home sell in 2021 netted us over $600k and only owned the house for 7 years. Zero taxes paid on $500k profit.

From a purely financial POV, we kicked ***. Disclaimer: the 3 previous houses didn't turn out quite as well, still made money but nothing compared to this one. Timing does make a difference (and being a lucky **** helps)!

The American Dream is dead according to the current headlines, that's kind of sad!

So you admit that you were an incredibly gullible dunce to swallow Obama's lies on his healthcare plan, (you can keep your doctor and healthcare plan if you like it and save $2500 a year) while looking the other way as Obama sold guns to drug dealers in Mexico? You believed his idiotic claims about the hoax of climate change that he threw tens of billions at his donors for, many who quickly went bankrupt, how he **** up our economy enough to give us the worst recession since the great depression and the slowest recovery from recession in history, his shipping tens of billions in cash on pallets in the dead of night to Iran while making them a deal to let them build nukes, caused the terrorist ISIS to take over Iraq by pulling out all our troops, handed you a website for Obamacare that cost over $2 billion and didn't work for months, stole over $700 billion from Medicare in order to give away Obamacare to those without healthcare insurance including $17 billion for illegals, gave us a 10% unemployment rate while doing nothing to fix the housing market crash, cut our military to the bone, and kept his thumb square ensconced up his *** while our US embassy in Libya was attacked and our ambassador and 3 marines were murdered, and raised our debt by over $8.5 TRILLION with nothing to show for it.

And the worst part?  Liberal idiots like you STILL weren't completely embarrassed and humiliated over his first term failures and were stupid enough to vote him in a second time!  If you had half a brain, you NEVER would have admitted voting for that clown!

Care to now defend yourself for the even worse stupidity you used in voting for Biden, dickhead?
Or how you could possibly be dumb enough to even consider voting for him again this year?

If you own your home outright with no liens, then you can try to find an insurer in your state that will sell you a Dwelling/Fire policy.

Yes. In addition to coverage provided under standard homeowners or renters policies, some insurers provide policies that primarily or exclusively cover damage related to fire. Those policies are usually called "dwelling fire" coverage and include protection against fire, smoke, explosions and sometimes wind.Jan 9, 2024

I've looked.  As far as I can tell, you can only get an extra fire policy if you are in a high-fire area.  This would be in addition to your Homeowner's policy.  I'm trying to see if I can cut down on insurance, but have insurance for something truly catastrophic, like fire.

stock dividends will dry up. starting in the second quarter of 2024. causing dividend stocks to crash. sell your dividend stocks. move funds to money markets.. (in a shot term, companies can produce short term profits. giving insiders an opportunity to sell.)

often when there is large insider buying. it will be followed by increased stock prices . then quick insider selling, with stock crash. bad idea to follow insider buying and selling. best to follow company earnings. and their record of predicting their future earnings. steady earnings growth, great prediction of their earnings.  up or down. these are the basket of stocks to buy.

No, queer. I admit no such thing.

I proudly profess that in my life on this planet, I cast ZERO votes for songbird mccain and bridge-to-nowhere barbie. I also never cast a vote for a **** in magic underwear, ya weak chinned nonentity.

Don't like it?
Why would I give a **** how a hypocritical lying dickhead like you votes?
The only purpose your revelation shows is how much you despise virtually every politician who ran for president but when an outsider like Trump emerges and proves he can succeed and does so, you despise him just as much.

And now you're stuck in the unenviable position of defending the abysmal failures of your hero Obama.
THAT is what makes you the incredibly gullible dunce just as I indicated.

Don't think for a minute that I was a McCain supporter either.  It was just a question of him being the lesser of two incompetents.
You see, I was NOT gullible enough to believe Obama's campaign speeches about how great his socialist ideas were, starting with his lies about how great Obamacare would be.  I have no doubt that as bad as McCain would have been, he would NEVER have been as bad as Obama.
And attempting to deny what a fool you were for voting for him is quite laughable!

And there's nothing more pathetic than a blowhard like you trying to defend the indefensible.

Go back to kissing Obama's *** and make sure you vote for Biden in November so you can prove to everyone that you're just as gullible believing that Biden is actually in charge, and that you're happy to give Obama a 4th term.
