Do you think 7% interest rates might be a problem idiot?
The residential real estate market tumbled in 2023, as soaring interest rates steadily slowed sales activity — but home prices still hit a record high. The median home sale price in 2023 was $389,800, up about 1% from 2022 and the highest on record, according to data from the National Association of Realtors released Friday. That is good news for the 85 million homeowning households that enjoyed further gains in housing wealth, said Lawrence Yun, chief economist at NAR. However, it proved to be a maddening market for new homebuyers, who were priced out by rising prices and, for much of the year, surging mortgage rates that made this the least affordable market in decades.

The double interest rates have pushed people out of the market...
They're not qualified with double interest rates
Interest rates don't establish qualification, ya **** ******* hole
Income (or means) does
Rates are down to 6.6% on 30-year mortgages, according to Freddie Mac. (iStock)Mortgage rates continued their downward trend this week and have fallen to levels not seen since last spring, according to Freddie Mac. The average 30-year fixed-rate mortgage was 6.6% for the week ending January 18, according to Freddie Mac’s latest Primary Mortgage Market Survey. That’s a slight decrease from the previous week when it averaged 6.66%. A year ago at this time, the 30-year fixed-rate mortgage averaged 6.15%. "Mortgage rates decreased this week, reaching their lowest level since May of 2023," Freddie Mac Chief Economist Sam Khater said. "This is an encouraging development for the housing market and in particular first-time homebuyers who are sensitive to changes in housing affordability. However, as purchase demand continues to thaw, it will put more pressure on already depleted inventory for sale."While falling rates are a good sign for buyers, there’s still the chance they may not hold steady as the economy wobbles toward recovery. This can cause trouble for buyers trying to accurately budget for their home purchase. It all depends on the area. I just bought a new home in a retirement community in south/central NJ in an all cash transaction purchase and sold my existing home to a wealthy young couple at more than $60,000 over the listing price. Bidding wars are common in my area and most homes are selling for amounts well over the asking price. Our buyers needed to put down half a million in order to qualify for a $600,000 mortgage at 6.5%, and that's on my property that also carries a property tax of over $20,000 per year.Bidencrimefamily » 20 Jan 2024, 11:14 am » wrote: ↑ Rates are down to 6.6% on 30-year mortgages, according to Freddie Mac. Good luck buying a home here if you can't come up with a down payment of at least 40%, and then face a bidding war that pushes it even higher. Not many people are selling in this market in my area, so the low supply has driven up the price and pretty much locked the middle class out of the market with such inflationary new costs.
