less need for housing. old people own their homes. no house payments. stop replacing cars. go to one car, less car insurance. reduce home improvements. have all appliances and furniture they will ever need . closets full of shoes and clothes. eat less. hobby of gardening. drive less. spending less. money building up in all accounts. everyone wants to give them a discount. government keeps flooding them with surplus debt money, the old do not need. as young labor lives in tents.

usa is a monopolyism. few children end up with all the wealth. in a social democracy economy; all wealth is recycled back to all children, without prejudiced. the rich have the money to quiet this thought.

Yep.  Demographics are highly correlated independent variables of good economic models.  The first leg of this was in 2007, as Boomers started to retire.  The second leg is happening now, as they die off.

big example of cause of usa decline: rich own the railroad right of ways in usa. just think if buffet owned one of the us interstate freeways. charged you $100.00 toll each time you entered. ..... usa must nationalize the railroad right of ways. redesign the system. high speed rail. this would bring economic growth to small towns across usa. time is money. longer it takes for delivery, the more money is need between production and delivery. cost of money! inflating prices. look at china silk road. fast delivery of materials. fast, just in time, delivery of goods. economic growth into small communities. look at usa rail system. stores must over stock, due to slow deliveries. over stock cost money. increasing prices. small towns drying up. people crowded into mega slums. why? buffet power. power of monopolyism.

I always thought that a great business model would be is for a business to create debt free lifestyle. No need for banks (as far as loans are concerned), mortgage companies, or any institution that makes money off of our debt. This means the ability to build their own house with given materials, designing a different kind of car that is under 5k, and providing land that would be included in the cost of everything else. 

There are prefab homes that people can buy and build, but damn. These things are ridiculously expensive. You may as well just buy a home, they are about the same cost.

need of free internet: usa people spend big on internet service. government spends big on spying on your service. you pay taxes for usa government to spy of you. insanity. near the top of the usa budge should be funding a free internet service, for those who want it. this would reduce, low earners, cost of living. many would want to pay for private schools. private jets, rather than using public schools and roads, and they will. but. the cash flow of labor bust be balance. balanced means shelter, food, electricity clean water, education+++. all this before financing wars. and protecting buffet's monopolism.

your ideas create thoughts. thoughts of building a future. do not waist time looking back. spend time planning a better tomorrow. this can happen by communities across usa starting club meetings. discuss thoughts. unite with each other communities. and take usa future away from the crooked congress.

Yep. I would like to see a society where they are independent and free to build their own life without debt. Banks and congress own us. Any institution that gives debt is the master.

your thought of home ownership: your government loans money to banks that finances houses. government should provide 1% interest rate loans direct, for first time home buyers. on new houses under 1,600 square feet (new homes require low maintenance cost for struggling families.). . for sure, government must control price gouging. (after ww2, many states provided low interest rate loans, for their gi's. created a economic home building era . usa needs another economic stimulus. but. biden demands it must be for more war funding (congress gives more money to ukraine. as usa people sleep in tents.). so. what will it be? the vote is in your hand. better said "the economy starts with your vote".

The economy will start with the people making their own lives without the banks and other institutions owning them. Let the people determine the economy, not the banks or congress.

The population is aging as folks have less kids. As for how it will affect home sales and home prices.. My guess is that it will drive up prices in the major metro areas but conversely drive prices down in the rural places being as this newer generation is less likely to live in Bottineau, ND than those before. My wife and I just put an offer on a house in rural Nevada. It has been on the market for 8 months mostly due to its fairly remote location. The owners passed away and the younger folks do not want to live in the middle of nowhere. However, I could not pass up the chance to have 5 acres with a home that is 1750 sq. feet for 198K.

i do not know where you bought. but keep an eye on the Gradner/Minden (sp?) area. jist south of Carson city. hope it does not boom. been watch.

Gardnerville/Minden has some interesting dynamics. First, unlike most of Nevada it has a lot of privately owned land. Second, a lot of these very large, privately owned properties have water rights.. that is huge. The owners have shown zero interest in selling. A lot of these properties are not ranches or farms.. hence very likely that when they are passed down to the kids the property stays in the family. Finally, a lot of these owners are not actually Nevadans. As of 2021, 65% of all income earned by Douglas County residents leaves the state within 6 months. 

As for where I am hoping to buy.. it is south of Fallon. It is part of an old cattle ranch that the previous owners subdivided.

i have toured usa. found that articles of where to retire are crap. it all depends on if you are an individual. for me. it is open space. clean air, clean water, great soil, no state income tax, i care less about races. some shopping, interesting prices for a small retirement hobby farm. many early retirement people discovering this area.  great families and their kids, limited amount of police. and many more attractions. the area is within a 50 mile radius of castle rock Washington state.

Vegas, the key is to be smart about debt.  I have never financed a car.  Nor, would I. But, do you know how many under $5,000 car's I've owned in my lifetime? I have no problem showing up to something driving my 2007 Jeep Wrangler with 260,000 miles. It's paid for itself, 3x over. It runs, and as long as it runs, I will drive the tits off of it.

I had to finance my first and second houses.  I lived in those houses a long damn time.  Paid down the mortgage to $0 on the 2nd one. This allowed me to pay cash for my present home, and any other home from this point forward.

In business, I used financing - - leverage, to buy properties that would otherwise be impossible for me to afford.  I ALWAYS protected the bank - never late on a payment, never missed a payment.  Didn't matter if ALL OF MY TENANTS didn't pay me, I'd still pay the bank. And, the bank treated me right - - I needed some favors and my banker came through like a champ.   But, here's the deal - you will NEVER get ahead if you don't smartly use finance/leverage.  This requires serious analysis and analytics.  It requires "carrying power" - meaning in down cycles you have to have reserves to keep your investments afloat.  There is so much to this, I would have to write an entire chapter about it, as I'm only scratching the surface.

People with above-average intelligence are capable of figuring out how to get ahead.  But, they will need:  Skill-set.  Discipline.  Patience.  Ability to analyze.   Ability to recognize opportunity.  Guts to act on opportunity / Smart risk-taker.  And, more Discipline.

I’ve followed much of that model, always bought 7-10 yr old cars in good shape, always lived well below my means. Lived simple. Result is a fairly comfortable net worth.

The point is that an individual shouldn't help the bank make money. They make it off of your debt. So, you have to be their slave for them to make money. To hell with that. I don't like the idea being a slave so someone else can make money off of me. That is not true freedom.

It's not easy, people would have to give up luxury for freedom. The cars wouldn't be sports cars nor the homes be mansions. However, the freedom would be priceless.

Definitely not Las Vegas. The land here has no soil for gardening. It's all rock and dirt, Lol. 

I have a old high school friend that lives on a ranch with her husband. They raise cattle, slaughter, and send their meat out to customers. All organic. Expensive as crazy. However, I wonder if people didn't have mortgages or debt payments, then they could eat healthier and good meat without all the chemical crap that is now on them. It's a win-win.
