Your OP is about existing shopping malls/centers/strips... not new, mixed use, developments like the one you posted about after getting destroyed on your original topic.Blackvegetable » 16 Jun 2024, 7:43 am » wrote: ↑ No...that is EXACTLY what my OP is about.
It has NOTHING to do with strip malls - that's a different set of economics.

Similarly, Shopoff Realty Investments plans to turn a Macy’s and vacant Sears that bookend Westminster Mall, south of Los Angeles, into housing and about 25,000 square feet of food retail space, like restaurants. The project is part of the firm’s strategy to buy and convert distressed retail properties. It typically reduces shop space 60 to 90 percent, said Bill Shopoff, founder of the company, which is in Irvine, Calif.
“There’s a sufficient number of these opportunities to keep our pipeline well stocked for a number of years to come,” he said.

Shared wall living.
Indoor shopping malls across America are struggling due to technology and changing consumer behavior.

On average, household income has stagnated or declined for middle- and low-income households, who form a major component of mall consumers.
Meanwhile, the rise of online shopping has displaced the need for malls in people’s lives.
Online shopping has doubled in the past seven years, and teenagers who used to hang out at the mall now socialize over social media and phones.
No new indoor malls have been built since 2006, and 15 percent of malls are expected to close their stores in the next 10 years; some will shut down entirely and others will be repurposed.
Shopping malls are more than twice as likely to be vacant as the average retail space.
Department stores are struggling to compete against new online direct-to-consumer competitors and smaller brick-and-mortar retailers that have been able to keep up with the ever-changing demand of consumers.
The United States is home to an estimated 1,150 malls; some sources project that by 2032, there may be as few as 150 malls still in operation. Projections indicate that up to 87% of large shopping malls may close over 10 years. Closed malls are empty for an average of 3 years and 11 months.
Empty malls are often repurposed; such subsequent uses include sports centers, flex spaces, restaurants, and self-storage.
That's right...Indoor shopping malls
Perhaps 7% interest rates and a $3,600 mortgage payment for starter homes are out of reach for some?Blackvegetable » 16 Jun 2024, 7:59 am » wrote: ↑ No...not "strips"....they're for punters.
The process of "de-retailing" has been going on for 20 years....the citation in the OP cites occupancy data (a standard metric) to establish the proposition that supply is now at a point where landlords can drive rents. If America is mired in poverty, occupancy wouldn't be at decade lows...
This is logic...
"But a strip mall in Bucktooth....!"
is not.
I would NEVER consider shared wall living or renting.Blackvegetable » 16 Jun 2024, 8:18 am » wrote: ↑ That's right...
They've been turning malls inside out for more than 20 years.
That has evolved into The Power Center, the entire idea of which is to put the bulk of things you need wothin walking distance of your home.

The North Village will include a 256-unit, four-story apartment complex and 96 units of townhouses, a new Market Basket, and a Ford dealership. The Ford dealership, along with some of the apartment units and townhomes are already completed and occupied.Blackvegetable » 16 Jun 2024, 8:24 am » wrote: ↑ At Tuscan, they're putting up 280 unit structures and filling them up.
