Some stocks are gambling, many are not. Real Estate is problematic, because the customer base varies hugely with the interest rates.
When interest rates are high, there are many fewer people who can pay for both the principle and interest.

Flipping houses can be profitable, but you need to either be good a evaluating property or know someone who is.
Buy ETF's and Mutual Funds and you can do this and pay no commissions. When you want to sell, you can do so and have cash in hard in four days tops. You cannot expect to sell property so fast.
No ETF, stock or Mutual Fund will ever call you at 3 AM and tell you its daughter flushed a hairbrush and the toilet's overflowing.
