excellent credit, sufficient income and/or liquid asset for closing (including down payment) and meeting monthly payments, stability with employer(s) and the appropriate collateral. Now, they asked (in my opinion) a lot of stupid questions, requested documentation of some stupid things and sourced almost every asset we had multiple times. We ended up having to provide 50 separate documents (some as many as three times).
