Once prices jump, they don’t go back down just because the rate slows. If your duplex rent goes from $1,000 to $1,400, and then only rises to $1,430 the next year, the inflation rate is low....but your rent is still $1,430. So bragging about ‘under 3%’ after a historic spike is like bragging your house stopped burning after it already burned down. Go ask your ex, she will understand.
