If they can get only a quarter of what the prices are today, they will likely stay put.
A house in my neighborhood cost $31,500 in 1977.
Some real estate expert says it can bring $325,000.
25% of that is $81,250.
Walkingstick likes to say silly stuff. House prices will NOT drop by 75%, There is nothing teetering on the edge of any cliff.

I saw a stat recently that kind of surprised me, only 5% of retiries move to another town or city.

I'm actually getting estimates for that. They are booked out about 2-3 months.roadkill » 24 Aug 2023, 11:26 am » wrote: ↑ Drop what yer doing and fix that teeter totter right away. Priorities man.![]()
Delay siding until next year and keep yer eyes open for siding sales. Worst case, you have yer new siding for an extra year.
Yes, that's why the number stuck in my thick skull, seems like a low number.impartialobserver » 24 Aug 2023, 12:49 pm » wrote: ↑ That is interesting. Whole cities out west can trace their population growth to the retiree from CA, IL, or WA moving to NV, UT, ID, AZ, or CO.
Hope so. Not seeing the industry or jobs capable of paying a 600k median price in my area. Those on fixed incomes are getting raped on increased property taxes. Bubble will pop.walkingstick » 24 Aug 2023, 8:30 am » wrote: ↑ about to take a big fall. all of biden's whores can not stop the crash. do not buy!!! 75% discount in one year!!!!
I would think it would be hard to leave friends and family behind. Then again, all the old gummers moving to Florida have to come from somewhere.Fuelman » 24 Aug 2023, 12:45 pm » wrote: ↑ https://www.bankrate.com/real-estate/is ... -to-crash/

We purchased the house we are in now in late 2009 for $162K and we had an unsolicited cash offer of $417K last Summer.impartialobserver » 24 Aug 2023, 3:22 pm » wrote: ↑ Average home price as of today... 524K. Down 4.9% over the year and 5.4 compared to two years.. so not much of a decline. This is stark difference from 2010 when the average home price was 162K.

A similar home on a little bit bigger lot down the street from us sold for $689K last year, but the sellers had also just dropped $100K upgrading everything inside... new appliances, both baths completely remodeled, etc etc.
This area is getting a lot of SoCal transplants with lots of equity to play with out of the properties they sold out there so, its keeping the prices inflated.
